The film will be shown in the historic Saugus Train Station in Heritage Junction, Newhall. Live accompaniment will be provided by 96-year-old Hollywood legend Bob Mitchell, the last of the silent era organists. Suggested donation is $5, which includes free popcorn!

Buster Keaton, “The Great Stoneface,” made many of the most famous and lasting comedies of the silent era. In “Go West” Buster plays Friendless who comes west to seek his fortune. Once there, he tries his hand at bronco-busting, cattle wrangling, and dairy farming, while forming a friendship with a cow named “Brown Eyes.” Eventually he finds himself leading a herd through downtown Los Angeles!

The Saugus Train Station is located at Heritage Junction (adjacent to William S. Hart Park), at 24107 Newhall Avenue (formerly San Fernando Road), Newhall. Gates open at 7:00 PM and seating is limited, so be sure to come early to see one of film’s early silent superstars in action. (Program subject to change.)

MOSCOW BALLET STARTS NORTH AMERICAN TOUR - presenting “The Great Russian Nutcracker”

MOSCOW BALLET: The Moscow Ballet touring company features top graduates of Perm, Vaganova, Moscow State Academic Choreographic and Kiev schools. Chief Choreographer Anatoly Emelianov returns with Vladimir Troshchenko as co-artistic directors, and Andre Litvinov joins them.
Moscow Ballet is best known for its annual Great Russian Nutcracker holiday productions. The company evolved out of the all-star Russian cast “Glasnost Festival Tour” (1986-92), created by award-winning Juilliard alumnus, composer/conductor and theatrical producer, Akiva Talmi. Moscow Ballet made its debut in 1993, with an all-star Russian cast presenting the Great Russian Nutcracker, directed and choreographed by Stanislav Vlasov (soloist, Bolshoi Theatre).
The company embarked on a six-week, eight-city tour featuring major cities across the U.S. In 1994, Moscow Ballet invited the Moscow State Theatre of Natalia Sats and the theatre’s full orchestra to expand the company to an 88-artist tour. Its signature production was billed as the “19th Century Classical Nutcracker.” South Carolina Public Television produced a full-length Nutcracker at Washington’s Constitution Hall, underwritten by NAEYC (National Association for the Education of Young Children).
In 2003, Moscow Ballet announced the appointment of Anatoly Emelianov (winner of the Diagelev award) and Vladimir Troshchenko (director of Odessa State Ballet) as artistic directors, adding Andre Litvinov (director of Moldova State Ballet) in 2008. Over the years, Moscow Ballet has increased the size and scope of its tour adding Cinderella, Swan Lake, Carmen, and Sleeping Beauty(2008) to its schedule.

25th Annual Granada Hills Holiday Parade

“Favorite Holiday Movies” - December 7, 2008 - 1:30PM, On Chatsworth St., from Petit Park Ave. to Zelzah Ave.

The 25th Annual Granada Hills Holiday Parade will help ring in the Holiday Season and promises an afternoon of music and excitement for participants and spectators.

Over four thousand youth participants representing 150 entries will be marching down Chatsworth Street Sunday, December 7th. This year’s theme “Favorite Holiday Movies.” 
The Granada Hills Holiday Parade is the largest holiday youth’s celebration in the San Fernando Valley featuring celebrities, marching bands, equestrian units, youth groups, drill teams and decorated floats. 

The parade is scheduled for Sunday, December 7, beginning at 1:30PM at Chatsworth Street and Petit Park Avenue and proceeding west on Chatsworth Street.

This year’s parade will follow the traditional Chatsworth Street route and will again turn left on Zelzah Avenue and disband at the Granada Hills High School at Zelzah and Kingsbury.

It has been said that experience is the best teacher though I’ve come to realize that if I don’t try to reinvent the wheel and learn from those who have been successful before me, doing the same things that I want to do, I become more successful much faster.
Aside from reading as many books and listening to as many tapes that I can on Real Estate investing, I also attend many conferences and boot camps.

My goal when I get to these conferences and boot camps is to seek out people that are more successful than myself and see what information that I can learn from them to increase my own success.
When talking to these individuals, there is one question that I always ask and am most interested to hear their response.

That question is: “What was the biggest mistake you made when you first started and, looking back, what could you have done to avoid it?”

This question usually invokes a queer smile as these now successful investors look back into their once unstable past and conjure up their biggest folly.

Often times they would not mention just one situation but two or three.
The biggest single quality that each of these investors possess is that when they were stuck by adversity they did not fold up their tent and decide that real estate investing was not for them.

They stuck it out and turned each one of their mistakes into a valuable lesson not to be repeated.

The Japanese have a saying “fall down 6 times, get up 7”. With almost every situation in life, weather it be business, family, relationships, and/or money, if you adopt this attitude you will become unstoppable.
The following 23 mistakes are the most common responses that I received when I asked successful investors to talk about their past.

Read them, study them and don’t forget them. Anybody can receive information, it is the wise man that prospers by it and puts it to use.

Building Your Dream Home in Your Own Back Yard

Ed Del Grande: Ask Ed - It’s no secret to most of us that the real estate market has currently slowed down in many areas of the country. But, you may not realize how many homeowners are now in the process of remodeling or adding on to their present home to get what they want now, instead of buying and selling into an unstable market. Basically, it’s like the old saying “Stick with the devil you know.” With this in mind, I’d like to share an excerpt from my book Ed Del Grande’s House Call with you. This excerpt will help guide homeowners on my five basic points to consider when remodeling or adding on to your present home.

1. Don’t get caught with your pants down. You will need to develop a strategy for coping with and living around construction. For example: If you’re doing a major remodeling job on the only bathroom in your house, make other living arrangements “in advance” for the period when your bathroom will be shut down.

2. Understand the impact on your neighbors and neighborhood. Know where your contractors and subcontractors can park their vehicles. Also, address the noise and disruption level to your neighbors lifestyle, and work with them. Most job problems that I have seen, come from a trusted neighbor calling the local inspector with a complaint.

3. Know your budget limitations. When you do a project, you need to know the exact amount of cash you have on hand and the limit you can borrow from the bank. That’s the job budget — stick with it, no matter how tempting it might be to exceed it! (Going over budget now and thinking we can find a way to afford it later, is what got us all in this mess!)

4. Require licenses, permits and insurance from your contractor. Whatever the minimum requirements in your area for contractors, you need to see proof of that license, insurance and/or registration from your contractor, and make sure permits are taken out.

5. Be available to make decisions. Don’t lose sight of the fact that your contractor is working for you! Do some communication research and have a plan in place so the contractor can contact you quickly about major decisions for the project.

Remember, these are just five basic tips to help you get started, and I hope this “additional information” will help in the planning your new addition!

Santa Clarita Valley History In PicturesAbout The SCV Historical Society: The abundant fresh air and quiet beauty of the Santa Clarita Valley has been attracting settlers for thousands of years. This growth has recently brought into collision those who wished to preserve the original, uncrowded charm of the area and those who wished to develop the valley as an answer to the expanding needs of the County of Los Angeles.

The Santa Clarita Valley Historical Society was founded in 1975 as a non-profit corporation to stimulate public interest in the history of the Santa Clarita Valley and surrounding areas, to collect and preserve the stories and artifacts which relate to local history, and to provide educational services to the community. With the increasing destruction of local historic sites, the Society realized that it must rescue, restore and conserve those important or representative structures within the community, or they would be lost forever. As these structures were threatened, they moved to land leased from the County of Los Angeles adjacent to William S. Hart Park and Museum in downtown Newhall. Thus came into being the idea of a heritage park, where the community and visitors could enjoy the rich heritage of this unique region of Southern California.

The Society’s first big acquisition was the Saugus Train Station, which Southern Pacific deeded to them in 1980. Monies were raised through a variety of community functions and the Station was moved from its original site and restored to its original condition; it has since served as the headquarters for the Society and as a museum of local history.

In 1982, the Society was given Mogul Steam Engine 1629, located at Melody Ranch, by Gene Autry. 1629 now sits on a siding alongside the Saugus Station; a group of Society members, who are also railroad enthusiasts, are currently working on its restoration to full steam operation.

In 1986, the Society took a stand (literally) around the Mitchell Ranch, an Adobe and a Victorian farm house in Sulphur Springs. As the bulldozer approached the farm house, members formed a barricade with Sulphur Springs residents and tried to stop the impending destruction. They were unsuccessful, but as the machinery approached the adobe on the same property, Mother Nature intervened with a swarm of bees coming from within the building. This delay allowed the Society to negotiate with the property owners and retrieve the surviving adobe bricks, removing them to a spot across from the Saugus Station. Today, those bricks are reassembled within Heritage Junction as the Mitchell Schoolhouse Adobe, the second oldest school in Los Angeles County.

Six other buildings have since been moved to Heritage Junction. All are in various stages of restoration, each has a project manager, and people interested in learning about restoration and working on the structures are always welcome to contact them.

An extensive and beautiful historic rose garden adds to the attractive landscape near the visitor’s center. Planted and maintained by the Santa Clarita Valley Rose Society, it features over 300 roses of varieties popular between 1850 and 1950. Vegetable gardens are also grown around several buildings by local gardeners in keeping with nineteenth century custom. Gardens and houses are connected by a series of walkways constructed of bricks recycled from the original foundations of the park’s historic structures.

To further its objective of education, the Society maintains a museum of local history, provides guest speakers for clubs and school groups, gives tours of its Heritage Junction Historic Park and holds public meetings monthly with a speaker of general historic interest. The museum is open from 1-4 pm. every Saturday and Sunday. Exhibits include memorabilia from downtown Newhall’s heyday, the pioneer oil and mining industries, the railroad and the discovery of gold in Placerita Canyon. The fledgling movie industry is also celebrated with items from early cowboy and silent movie stars on display. Liza Minnelli plays Broadway’s Palace in December!!

NEW YORK – Liza Minnelli will return to Broadway in December for the first time in nearly a decade in a two-week engagement of “Liza’s at the Palace.” Due to overwhelming demand, “Liza’s at the Palace….” the new show starring  Liza Minnelli will play an additional two weeks of performances at Broadway’s Palace Theatre (Broadway & 47th Street).  With an opening set for December 3rd (6:30PM), Miss Minnelli will bring her unmatchable magic to Broadway for an engagement now scheduled to play through December 28th—surpassing the originally announced closing date of December 14th. Included in the extension, is a special holiday matinee at 3PM on December 24th.

Minnelli will play the legendary vaudeville house Dec. 3-14, producer John Scher announced Sunday. She will be accompanied by pianist-musical supervisor Billy Stritch, a 12-piece orchestra and four dancer-singers.

The show will feature some of Minnelli’s best-known songs, particularly numbers such as “Cabaret,” “Maybe Liza Minnelli 2008This Time” and “New York, New York,” all written by John Kander and Fred Ebb. It will also celebrate Kay Thompson, Minnelli’s godmother and an entertainer who appeared in such films as “Funny Face” and who was a vocal arranger and vocal coach at MGM during the Golden Age of movie musicals in the 1940s. Thompson also wrote the “Eloise” children’s books about a little girl who lived in the Plaza hotel in New York. “Liza’s at the Palace” will be directed and choreographed by Ron Lewis.

Minnelli’s last Broadway appearance was in December 1999 in another entertainment at the Palace, a show that honored her father, film director Vincente Minnelli. Her other Broadway appearances include “Flora, The Red Menace” (1965), “The Act” (1977) and “The Rink” (1984). Her films include “The Sterile Cuckoo” (1969), “Cabaret” (1972), “New York, New York” (1977) and “Arthur” (1981).  Minnelli’s mother, Judy Garland, also appeared several times at the Palace, most notably in 1951 in a one-woman show that ran for more than 200 performances.  LIZA FACTOID: One of Liza’s earliest awards: According to the Sydney Star Observer, one of Liza’s earliest awards was “Queen of the Compass Centre” — given when Liza and Peter Allen attended the opening of the Compass Centre Shopping Plaza, on the North Terrace of Bankstown, Australia (a Sydney suburb; the Centre is now due for redevelopment).  The article states this as happening in 1964, but Liza only met Peter in the fall of 1964, and her hectic schedule likely didn’t allow her to visit Australia with Peter until 1966 or 1967 — they did tour Australia in the summer of 1967.  Still, Liza and Peter were apparently dubbed “King and Queen of the Compass Centre.”  BUY YOUR TICKETS NOW!!

Mortgage fraud: NEW and IMPROVED

Lenders have tightened standards, but scam artists have found new ways to beat the system.   NEW YORK (CNNMoney.com) — The housing bust has not ended mortgage fraud - hucksters are just finding new ways to make dishonest bucks.   The number of fraudulent loans issued during the second quarter this year increased 45%, compared with the same period in 2007, according to the Mortgage Asset Research Institute (MARI), a service of LexisNexis.

The group counts as fraud any misrepresentation intended to get a better deal on a mortgage or a home sale.   During the boom, that might have meant a buyer who inflated his income to qualify for a bigger loan. Some went so far as to get a fake appraisal, invent a fake buyer, and after securing a mortgage, absconding with the cash.  Such ruses may not work in this environment, with lenders tightening up their standards.

But several scams still are effective, according to Jim Ronan of Interthinx, a provider to lenders of fraud-prevention services, and Robert Hagberg, a fraud investigator for mortgage giant, Freddie Mac.   “It’s a constant battle to keep up with the innovative ways that scam artists come up with to defraud others,” said Vincent Rabago, an Arizona assistant attorney general who works on mortgage fraud cases, “especially in the real estate industry where transactions are very complicated.”

The new appraisal fraud - One modern gambit is under-appraising property values.   These schemes involve short sales, which come up when a struggling homeowner is “underwater,” or owes more on his mortgage than the home is worth.   When done legitimately, the owner sells the home for the lower market value, and the lender agrees to accept just that amount and forgive the difference.

When illegitimate, fraudsters fake very low appraisals for the homes and use those appraisals to justify low short-sale prices - well below true market values.   If busy bankers don’t check the appraisal closely, they may agree to sales of homes that should be worth $200,000, for $150,000 or even less.

The buyers - in cahoots with the owner - then flip them for a big profit. 

The new ‘liar loan’,  Another fraud, one more often committed by average buyers than by career criminals, has also morphed into something new.   During the boom, many borrowers misrepresented their income or assets with “no-doc liar loans,” approved on the basis of good credit scores with no documentation.   After the mortgage meltdown, no-doc loans vanished, but applicants who lie have not.  “Liar loans” are now fully documented - but with really good fraudulent documents,” said Hagberg.

In one case investigated by Interthinx, a New York man buying an investment property in Georgia provided documents that showed double his actual salary.  Advanced information technology and photocopying equipment have gotten so accurate that very convincing papers, including income statements, savings accounts and tax returns can be produced on demand.   Ronan said there are Web sites that provide believable documents that scam artists use.

“Because they say it’s for ‘novelty purposes,’ you can’t really do anything about it,” he said. “They don’t say it can be used to defraud.”  Scams that misrepresent income or employment are still the most common type of fraud, according to MARI.   

‘Buy and bail’ - This is a new scheme that had no equivalent during the boom years.   You’re underwater on your mortgage and want a new, cheaper home down the block.   You could just bail on the existing home, but no lender would give you a mortgage for the new one.   So you tell the bank you plan to rent out the current home - even though you have no intention of doing so.    “This is a very difficult scam to pin down,” said Jennifer Butts, a spokeswoman for MARI, because the rental agreements that borrowers proffer may not be scrutinized by lenders.

The Federal Home Administration announced in late September that it hoped to head off many buy-and-bails by no longer insuring mortgages if the homeowners had existing loans - unless they could show enough income to pay off both loans simultaneously.   But don’t sell fraudsters short - they’ll probably find brand new ways to get around the policy.
